Hayvens is committed to the letter and spirit of the federal Fair Housing Act and Colorado fair-housing law. Everyone deserves an equal opportunity to find a place to stay โ that's the whole point of this marketplace.
Our equal housing opportunity statement
We support equal housing opportunity. Hayvens does not permit listings, search tools, messages, or any other part of the service to be used to discriminate on the basis of race, color, religion, sex (including gender identity and sexual orientation), national origin, familial status, disability, or โ under Colorado law โ creed, ancestry, marital status, source of income, or veteran or military status.
What this means for listings
Hosts may describe the space; they may not describe the renter they want. A listing or message must not:
- State a preference for, or exclusion of, renters based on any protected class above ("no kids," "Christian household preferred," "English speakers only").
- Steer renters toward or away from a listing because of who they are rather than what the space offers.
- Refuse reasonable accommodations or assistance animals for renters with disabilities, where the law requires them โ even in listings with a "no pets" rule.
- Set different prices, deposits, or rules for renters based on a protected class.
Honest, space-based rules are fine: occupancy limits that follow local code, smoking policies, quiet hours, and accurate descriptions of stairs, parking, or shared areas. "Fourth-floor walk-up, no elevator" is a fact about the space; "not suitable for families" is not.
How we enforce it
Hosts confirm their listing follows this policy before it publishes. We review reports from the community and may edit, unpublish, or remove listings โ and suspend or terminate accounts โ that violate it. If you see a listing or message that crosses the line, report it in the app or email support@hayvens.com.
If you believe you've experienced discrimination
You can file a complaint with the U.S. Department of Housing and Urban Development (HUD) at hud.gov/fairhousing or 1-800-669-9777, or with the Colorado Civil Rights Division. We also want to hear about it: support@hayvens.com.
A note on exemptions
Some shared-living situations (for example, renting a room in the home where you live) have limited exemptions under federal law โ but advertising a discriminatory preference is unlawful even where an underlying exemption exists, and Hayvens's policy applies to every listing on the platform regardless.
